When
a firm has turn-key responsibilities there exists the significant
challenge in maintaining good communication between sales, design,
estimating, fabrication, controls, TAB and construction. A well
designed process is key to assure a continuity of professional
practices starting with the sales effort, and continuing through
design development, budgeting, construction documents, project
turn-over, fabrication, start up, and substantial completion.
Today’s HVAC, electrical, fuel,
and control systems are intricate and complicated. When critical
items are missed, call-backs and re-work is required and the
result is missed profit opportunity and erosion of confidence
by the customer.
A viable solution to this problem is to institute
an in-house commissioning process. Although commissioning
is often thought to consist solely of the functional testing
of systems to insure performance, that is a misconception.
True building commissioning is a comprehensive
and systematic process starting at design and continuing through
substantial completion to ensure that the building systems
meet the designer’s intent and operational requirements.
Building commissioning in a mechanical design-build
environment can strengthening customer relationships and decrease
call backs and warranty costs.
